Q: Why do I need a Home Inspection?

A: Buying a home is usually the largest investment a person will make in their life time. While some problems are obvious to a home buyer, others may be hidden. A home inspection will give you the “peace of mind” to know that you are making a wise investment.

Q: What does a home inspection include?

A: The Forest City Inspection is a top to bottom visual inspection of the home using the “Carson-Dunlop Home Reporting System”. We inspect the roofing, chimney and flashing, exterior, structure, electrical, heating, cooling/heat pumps, insulation, plumbing and the interior. The report will give you an overall view of the home. There are seasonal and weather related limitations on some inspections items.

Q: Can a home fail an inspection?

A: No, we do not pass or fail a home. We inspect the home. The purpose of our inspection is to make you an informed home buyer. Our detailed inspection report will give you the confidence to make an educated home buying decision.

Q: When will I get my inspection report?

A: In most cases your report will be handed to you when the inspection is completed.

Q: Should I attend the inspection?

A: We strongly recommend that you be at the inspection, although it is not required. If you are there, it gives you the opportunity to ask the inspector any questions that may arise from the inspection report.

Q: When are inspection appointments available?

A: Inspections can be performed six days a week, Sundays excluded. Inspections should be done in daylight hours.
